Ground Breaking Scheduled January 2008

The developers are requesting a zoning change from B3-2 to B3-3. The Dominicks store will be a little over 40,000 sq. ft., which takes up a lot of the site area. The store requires high ceilings. There will be 44 residential units and the building will be 64 ft. high. Floors 3 – 5 will be residential and will be set back 19 feet. There will be terraces in the front. There will be about ¼ acre of green space on top of the 2nd floor in the rear. There is also terraced outdoor space on the 5th floor, which only has 9 units. The fourth floor has all balconies. There is a lot of glass and some terra cotta in the façade. Along with Dominicks, there will be some retail space available on the 1st floor as well.

The basement floor has all the Dominicks parking, about 102 spaces. This will be accessed off of Broadway. Dominicks had 80 spaces before. The loading bays, which are all enclosed, will also be accessed off of Broadway. This gets rid of one curb cut. Trying to preserve a pedestrian element. The residential parking, on the 2nd floor, is accessed from the alley. There will be 49 residential spaces and 14 office spaces.
